NOTICE OF SUBSTITUTE TRUSTEE'S SALE. Pursuant to the Declaration of Covenants, Conditions, and Restrictions for Shenandoah Crossing Farm and Club Resorts Section, dated September 8, 1987, recorded in the Clerk's Office of the Circuit Court of Louisa County in the State of Virginia on September 17, 1987, as Book 326, Page 412, default having been made in the obligation to pay the maintenance fees and assessments both regular and special, due to Shenandoah Crossings Farm and Club, Resort Section Owner's Association, Inc., and secured by a lien recorded in the county records, the undersigned appointed Substitute Trustee will offer for sale at public auction, on the front steps of the Louisa County Courthouse located at 100 West Main Street, Louisa, VA 23093 on 08/06/2021 at 1:00 PM the Time-share Estate at that certain time-share project located at 174 Horseshoe Cir, Gordonsville, VA 22942 and as more particularly described in Exhibit "A". The sale shall be made subject to all existing liens, encumbrances, easements and restrictive covenants as they may lawfully affect the subject property. The purchaser is bound to the terms and conditions contained in the time-share instrument, bylaws, and regulations. TERMS: The property will be sold "AS IS," WITHOUT REPRESENTATION OR WARRANTY OF ANY KIND AND SUBJECT TO conditions, restrictions, reservations, easements, rights of way, and all other matters of record taking priority to be announced at the time of sale. A bidder's deposit of 100% of the sale price is required as to each Time-share Estate. Prior to the sale, interested bidders will be required to register with and must present a bid deposit to the trustee or trustee's agent. The bid deposit must be certified funds. The successful bidder's deposited funds will be retained at the sale and applied to the sale price.
