Assisted living facility proposed in Mechanicsville

A 103-room assisted living facility may be coming to Mechanicsville.

Smith/Packett, a senior-housing developer, wants to build an 89,500-square-foot, three-story facility with 72 assisted living rooms and 31 memory care rooms near Meadowbridge Road and Atlee Road.

Hanover County Planning Commission member Randy Whittaker said that there hasn’t been any community opposition to the proposal and that the property does not back up to any residential neighborhoods.

He also said Smith/Packett is “one of the top companies in the United States.”

“We all know people who are sick and elderly,” Whittaker said. “I think it will be welcomed with open arms. It’s a good addition to our county.”

The site is across from Memorial Regional Medical Center and adjacent to medical office buildings along Meadowbridge Road.

According to a traffic impact analysis prepared by Ramey Kemp & Associates, the facility will not attract a lot of traffic and will not require a right-turn lane. The plan calls for a stormwater basin on the eastern side of the property.

The request to rezone the 4.14 acres from residential to business will go before the Planning Commission on Thursday.

Susan F. Eckert, a spokeswoman for Smith/Packett, said the company chose to develop in Mechanicsville after a market study identified the Richmond area as a place with room for growth in senior housing.

Eckert said the facility’s proximity to a hospital is an advantage.

“It’s going to be convenient for our residents,” Eckert said.

Supervisor W. Canova Peterson IV said the Hanover population is getting older and could use another assisted living facility.

“I’ve got my own mother in assisted living,” Peterson said.

Eckert said that if the rezoning request is approved, the yearlong construction will start at the end of this year or the beginning of next year.
